6-month farm rental: can we skip service in winter?

Luis A.asked 1 viewHome Renovations & Long-termService frequencyWinterizationLong term rentalRural placement

We run a cattle ranch with a seasonal crew of about 10 people from April to October, but we keep a standard portable toilet year-round for a hunting camp and guests. The ground is gravel and frozen solid from November through March. Our service truck has to drive 40 miles on dirt roads to reach us, and last winter we had several missed services due to snowdrifts. The unit gets very little use in the cold months, maybe a few times a week. Is it acceptable to reduce the service frequency to monthly or even skip service entirely during winter, or will the holding tank freeze or cause other issues?

Monthly service is fine for a lightly used unit through a frozen winter, but skipping service entirely is a bad bet. Low use doesn't stop the real problem. The blue charge in the holding tank is mostly water, and once it freezes solid the driver can't pump it until a thaw, so whatever goes in just sits there till spring. Our barn unit went two months untouched one winter and the tank turned into a frozen block with a pile on top. Nobody wanted to use it after that.

What worked for us the next year: ask your operator to switch you to a winter charge (salt brine or an antifreeze mix in place of the regular blue) and lock in a monthly service frequency on a day they already run your road. Schedule around the forecast, not the calendar, so a storm week doesn't eat the visit. And move the unit out of the drift line to a spot where the truck can park within hose reach after a plow pass. One missed visit on a lightly used tank is survivable. Two in a row is when you get the mess.
