High-rise build: What's the protocol for servicing a unit when the elevator is out for maintenance?

We're 14 weeks into a 22-story build in Phoenix. The crew is 120 guys, so we have three standard units and one ADA-compliant unit on the 12th floor. The rental company services them every Tuesday. Next week, the elevator is scheduled for a full day of maintenance. The service truck parks at ground level, and the driver uses the elevator to get to the units with his gear. What's the protocol here? Do I need to reschedule service for another day? Will they charge extra if the driver has to haul the pump hose up 12 flights of stairs? Has anyone dealt with this?

You need to reschedule the service visit. A driver cannot service units on the 12th floor without elevator access. The vacuum hose on a vacuum truck is long, but it is not designed to be hauled up multiple flights of stairs. The pump itself is truck-mounted and cannot be moved.

Contact the rental company now. They will either move your service day or skip that week. A missed service is usually still billed because the truck was dispatched. An extra charge for stair access is unlikely because it is not a feasible service method.

For future planning, schedule elevator maintenance on a non-service day. Your unit count is correct. OSHA 1926.51 requires one toilet per 40 workers for a crew of 120, and you have four units total including the required ADA unit.
