2026: Are enzyme-based deodorizers as effective as chemical biocides for construction site units?

Our company is looking at switching to enzyme-based deodorizers for our construction site units. We run about 200 standard portable toilets on long-term projects, with weekly service. These sites get heavy traffic from 50 to 100 workers per unit, hot Texas sun, and no shade. Our current chemical biocide formula works but we're getting pressure from some GCs to go greener. I've heard enzymes break down waste naturally and are safer for disposal, but I worry they won't control odor as well in high-heat, high-use conditions. Has anyone made this switch on a similar scale? Did you have to increase service frequency? What brands held up?

Enzyme-based deodorizers can be as effective as chemical biocides for construction site units, but they work differently and may require adjustments to your service routine. Enzymes break down organic waste into simpler compounds, reducing odors naturally, while chemical biocides like quaternary ammonium compounds kill odor-causing bacteria. In high-heat, high-use conditions, enzyme formulas perform well if the holding tank environment supports microbial activity, adequate moisture and regular waste turnover are key. With 200 standard portable toilets serving 50 to 100 workers each in Texas heat, you might need to increase your service frequency from weekly to twice a week during peak summer months to maintain odor control, as enzymes work gradually and can be overwhelmed by rapid waste accumulation. I have seen contractors successfully switch to enzyme-based products without major issues when they paired them with more frequent pumping. The main benefit is easier waste disposal, since many treatment plants prefer formaldehyde-free and biocide-free waste. Look for enzyme deodorizers labeled for high-temperature use and tested in heavy-duty applications; the effectiveness often depends on the product’s enzyme blend and concentration rather than the brand name.
